Client Success Stories
When a family home is at risk, the right help makes all the difference.
Every family that calls MD Tax Help has a different story. Some inherited a home still in a loved one's name. Some fell behind after losing income or a spouse. Many had a tax sale notice and no idea where to start.
Below, families we've worked with share what they were facing and how we helped, in their own words.
“I Was Facing Foreclosure, but I Found a Way to Keep My Home”
“Even when foreclosure is getting closer, it’s worth looking at every option before giving up on your property.”
I never thought unpaid property taxes could put my home at risk. But by July 2026, I owed more than $14,000 in taxes, interest, and penalties. My home was already in tax sale, and foreclosure was becoming a real threat.
MD Tax Help first reached out to me in 2025. At the time, I wanted to handle things on my own. But as time passed, the problem only got harder to manage.
When I finally talked with their team, they reviewed my unpaid taxes, the legal issues, and the other costs tied to my property. In March 2026, they visited my home and saw it needed major repairs, including a new roof.
We looked at every option, including selling. In the end, we reached a settlement that lets me keep my home once I meet its terms. On October 2, 2026, I made my first payment.
I still have more payments and legal steps ahead. But for the first time, I have a path forward that doesn’t require me to sell my house.

“After My Mother Passed Away, I Almost Lost Her Home”
“Sometimes, the first step is getting the legal right to make decisions and finding people who can help you through the process.”
When my mother passed away in 2022, she left behind her home in Upper Marlboro. As her son, I wanted to take care of it, but I soon learned it wasn’t that simple. She didn’t leave a will, and her estate had never been opened. Even though I was her only heir, I couldn’t make decisions about the house.
Meanwhile, the property taxes kept adding up. By December 2025, I owed more than $7,000, and the home had entered tax sale.
MD Tax Help looked into the property records, the taxes, and the legal issues, and explained what needed to happen first. They helped me with the paperwork at the Register of Wills and arranged the $23,000 bond the court required.
On February 9, 2026, I received my Letters of Administration. I finally had the legal authority to manage my mother’s estate. There are still taxes to settle, but I’m no longer held back by missing paperwork.

“We Almost Lost Our Family Property Because of Unpaid Taxes”
“This experience showed me how important it is to get the right help and take things one step at a time.”
After my father and his wife passed away, our family was left with an empty house and a lot to figure out. By July 2025, the unpaid taxes topped $9,000, plus legal fees from the tax sale. We were at risk of losing the property.
It wasn’t as simple as paying the taxes. My father left a will, and several family members had a share in the estate. One of them had also passed away. I was responsible for the estate, but I had legal steps to finish first.
That’s when MD Tax Help began working with me. They helped me get the bond the court required and the papers I needed to act for the estate. They also reviewed the taxes and fees and talked through my options.
On May 20, 2026, I received my Letters of Administration. We still have work to do, but now I can take the next steps before foreclosure.

“We Were Afraid of Losing Our Family Home, but We Found a Way Forward”
“It was about finding a way to move forward without forgetting the people who still called that house home.”
When my sister passed away in 2024, my brother and I were still living in her home. We both live on Social Security, so money was tight. Then we learned the property owed about $7,000 in unpaid taxes.
I got a postcard from MD Tax Help and reached out. I thought we just needed help with the taxes, but our situation was much bigger. My sister passed without a valid will, and her son, the only heir, lived out of state and wanted to sell. I understood he had a right to his share, but we weren’t ready to move. I was also recovering from health problems, which made the thought of losing our home even harder.
MD Tax Help looked at the whole picture: the estate, my nephew’s inheritance, and our need for a place to live. My nephew agreed to let me handle the estate, and on August 10, 2026, I was appointed personal representative.
Now we’re working on a plan that settles the estate while giving my brother and me more time in the home, plus help with moving when the time comes. The final terms are still being confirmed, but it’s a plan that considers everyone’s needs.

“I Just Wanted My Mom to Stay in Her Home”
“Sometimes, helping a family with property problems means understanding what matters most to them, not just what they owe.”
My parents lived in their Morningside home for many years. After my father passed away, my mother stayed there. As she got older, my biggest concern was making sure she had a safe place to live and didn’t have to leave the home she knew.
But the house had entered tax sale, and there was also a home equity loan of about $42,000. I was helping manage her affairs, and I needed a way to handle these problems without putting her housing at risk.
MD Tax Help looked into the taxes, the loan, and the legal issues. But we didn’t just talk about money. We talked about my mother’s needs and what would happen to her. Together, we worked on a plan to let her keep living in the house, with future taxes, insurance, repairs, and her care all considered.
On September 16, 2026, a property tax payment of $4,680.22 was made. We still have details to work through, but we have a plan that puts my mother first.

“Our Family Property Was at Risk Over Nearly $20,000 in Unpaid Taxes”
“Finding the right information and knowing who can act are important first steps toward protecting a family property.”
Our loved ones owned this home in Landover for many years. After they passed away, the property was still in their names, and the taxes kept adding up. By December 2025, we owed nearly $20,000. The property was in tax sale proceedings, and we were at risk of losing it to foreclosure.
Because both owners had passed away, no one could sell or transfer the property until the estate issues were addressed.
MD Tax Help checked the ownership records, searched for heirs and family members, and reached out to people connected to the home. They found that the estate had already been opened and that someone had been appointed to handle it.
The property still faces foreclosure, and there’s more to resolve. But now we know what needs to happen next and who has the authority to act.

“I Was Afraid of Losing the Home I Want to Leave to My Son”
“This has never been just about a house. It’s about having a safe place for my son and me to live.”
Our family home belonged to my grandparents, and now my son and I live here. My biggest hope is to keep it in the family so I can pass it down to him one day.
But I couldn’t work full-time, and even with my son helping with the bills, the property taxes kept adding up. Then I received a postcard from MD Tax Help and decided to reach out.
In May 2025, their team met with my son and me. As they reviewed the records, they found more than unpaid taxes. Parts of the property were in tax sale, and there were questions about who legally owned another part of the land. By December 2025, we owed more than $10,000.
We’re still exploring options, including a plan that would let us stay in the home for several more years. Nothing is final yet. But reaching out means we’re not facing this without a plan.
